Common first-time homebuyer questions

Short answers to what buyers in Sacramento and across California ask most.

How much down payment do I need to buy my first home in California?

It depends on the loan program and your qualifications. A large down payment is not always required. FHA and some conventional programs allow lower down payments for eligible borrowers, and VA loans may require no down payment for eligible veterans and service members. Down payment assistance may also be available to eligible buyers. Your consultation covers which minimums would apply to you.

Can I buy a home in Sacramento with an FHA loan?

Yes. FHA loans can be used to buy a primary residence in Sacramento County by borrowers who meet FHA credit, income, and property requirements. FHA sets a maximum loan amount for each county, which is updated each year, and FHA loans include mortgage insurance. We can compare FHA with conventional options during your consultation.

What first-time homebuyer assistance programs are available in California?

The California Housing Finance Agency (CalHFA) offers down payment and closing cost assistance programs for eligible buyers, and some cities, counties, and other agencies offer their own. Each program sets its own income limits, eligibility rules, and funding, and some assistance must be repaid. Availability changes, so we review what is currently open for your situation.

What is the difference between prequalification and preapproval?

A prequalification is an early estimate based on information you provide, usually without documents being verified. A preapproval goes further: you complete a loan application, authorize a credit check, and provide income and asset documents for review. Neither one is a final loan approval or a commitment to lend. Requesting a consultation on this page is not a prequalification or a preapproval.

Does requesting a mortgage consultation affect my credit?

No. Requesting a consultation and talking through your options does not involve a credit check. If you later decide to apply or get preapproved, your credit report is requested only with your authorization, and that inquiry may affect your credit score.
